Delta splits cleanly: North Delta (Sunshine Hills, Nordel) sits up on the bluff, drier, slightly elevated. Ladner is on the Fraser delta, at or below sea level, with humidity and salt that match Richmond. Your Delta tech is set up for both — oil-tempered standard for North Delta, oil-tempered or stainless for Ladner depending on proximity to open water.

The housing in both halves is mostly 1970s–80s split-levels and ranchers, which means a huge volume of original-spec springs at or past their 10,000-cycle life.
